General Rental and Booking Terms
1. Scope and contracting parties
These rental terms apply to the private letting of the holiday accommodation in Krašići, Montenegro. The contracting parties are the private landlords:

hereinafter referred to as the "Landlords", and the respective tenant.
2. Conclusion of contract and payment terms
- The presentation on the website does not constitute a binding offer. The contract is only concluded once the landlords confirm the tenant's booking request in writing by email (booking confirmation).
- Upon receipt of the booking confirmation, a deposit of 20% of the total rental price becomes due. The deposit must be transferred within 7 days to the account stated in the confirmation.
- The remaining balance is due no later than 30 days before the planned arrival date, without further request. For short-notice bookings (less than 30 days before arrival), the full amount is due immediately.
3. Cancellation by the tenant (cancellation terms)
The tenant may withdraw from the contract at any time before the rental period begins. The cancellation must be made in writing (by email). Depending on the time of cancellation, the following flat-rate cancellation costs apply (each based on the total rental price):
- Up to 30 days before arrival: free cancellation (the deposit is refunded in full).
- Up to 14 days before arrival: 50% of the rental price.
- Less than 14 days before arrival, or in case of no-show: 100% of the rental price.
Note: The landlords recommend taking out travel cancellation insurance.
4. Arrival and departure (check-in / check-out)
- The accommodation is available from 3 p.m. on the arrival date.
- On the departure date, the accommodation must be vacated broom-clean by 10 a.m. at the latest. Late check-out is possible on request. Dishes must be washed or placed in a running dishwasher, and household waste must be disposed of by the tenant. Numerous containers are available for this along the main street in the village.
5. Use of the holiday accommodation and house rules
- The holiday accommodation may only be occupied by the number of persons stated in the booking confirmation. Over-occupancy entitles the landlords to terminate the contract or charge an additional fee.
- Smoking is strictly prohibited throughout the entire interior of the holiday accommodation.
- Bringing pets is only permitted with prior written agreement.
- The tenant undertakes to treat the accommodation and its furnishings with care and to be considerate of the neighbourhood.
6. Liability and damages
- The tenant is liable for all damage to the holiday accommodation, its furnishings, or other inventory items caused culpably by them, their fellow travellers, or visitors during the rental period.
- Any damage discovered must be reported to the landlords immediately. If not reported, the tenant is also liable for any resulting consequential damage.
- The landlords are entitled to charge the tenant for the costs of repair, replacement, or necessary cleaning measures. This is based on corresponding invoices, cost estimates, or standard market replacement costs.
- Normal wear and tear from contractual use does not give rise to any liability on the part of the tenant.
7. Final provisions and jurisdiction
- Changes or additions to this contract must be made in writing.
- The law of the Federal Republic of Germany applies, unless mandatory statutory provisions at the location of the property in Montenegro dictate otherwise. The place of jurisdiction for all disputes arising from this contractual relationship is the landlords' place of residence (Ulm, Germany).
